    The Peabody Rd. house is a restored, 1500 sq. ft., 19th century farmhouse with 3 bedrooms (one with 2 sets of custom bunk beds - sleeps 4 children), one full bath with Jacuzzi tub/shower, large roomy kitchen (with new refrigerator and propane cook stove) that opens into living room, and a large 12'x15' sun room with almost all glass and sliding doors that opens to a large deck.   The house sits back 100 feet or so off of a small country road up on a knoll in the middle of an 85 acre non working farm. The deck and sun room look down through a large stand of honey locust trees to the valley pasture below. It is completely private in a stunningly beautiful area  and there are no other houses in sight. Gouverneur is a short 4 mile ride.

    We are selling the house with 3 acres of ground. The parcel will have 450' of road frontage and a large front yard of grass and newly planted pine and lilac trees and several fruit trees. It is nicely landscaped with many perennial flowers and a modest organic garden in what use to be the barnyard. The back of the  house has a number of very large honey locust trees and then many smaller ones in a very large stand of honey locusts that covers the hillside that slopes down to an open meadow below the house.

    The post and plank farmhouse was totally abandoned and lay in ruin. We purchased and completely restored the property. Our company, Antique Woods and Colonial Restoration  has been restoring colonial homes and barns for almost 35 years now, and we are proud to bring this wonderful home back to life and create a new use for it. If you are a “Green” follower, you will be happy to know that almost the entire house has been recycled.

    The original wide plank floors have all been refinished, and after the house was completely gutted and insulated, the interior walls were covered with reclaimed antique lumbers gleaned from other early structures. All the plaster ceilings were gutted so all the original floor joist are also exposed. The upstairs bedrooms have cathedral ceilings in both bedrooms and the sun room also has a vaulted ceiling with large exposed reclaimed barn rafters.  The master bedroom upstairs is large and has a roomy closet. The exterior was sided with weathered antique cypress siding for a country rustic look yet totally maintenance free. Cypress is one of the most rot resistant woods. All the interior panel doors were stripped, sanded and repainted.

ALL NEW MECHANICALS

    All the windows in the house are newly replaced with thermopane high performance windows. We heavily insulated all the walls and roofs so the house heats very efficiently by the new central high-efficiency propane furnace that is located in the basement. All the original foundation stone is in excellent condition and has been repointed.  A new 45 yr. asphalt roof was also installed recently on the main house and sun room. All the other mechanicals are also new including Bosch on demand propane hot water heater, submersible water pump, septic system, and the entire electric system (200 amp service) including all new house wiring, receptacles and switches and light fixtures. The interior plumbing was replaced with freeze resistant pex tubing. There is a propane free standing gas stove in the sun room and there is a new masonry chimney and  a high efficiency air tight wood stove with glass door in the kitchen that all remain with the house.

    It is centrally located in St. Lawrence County, one of the most sparsely populated counties per sq. mile east of the Mississippi River. Gouverneur is 4  miles away, Canton (St. Lawrence and SUNY Canton Universities) - 25 minutes away. Potsdam (Clarkson and SUNY Potsdam Universities) and Fort Drum and 1000 Island region -35 minutes away, Black lake is 15 minutes away.  You will probably see some Amish buggies ride by the house from time to time, as we are located on the edge of a large Old Order Amish community.
