30'X50' MAPLE GROVE BARN
17' plus side walls
18" swing beam
3"x7" rafters @ 30" centers
Double tie beam in long walls.
11"x12" Hand Hewn pine and hemlock posts and tie beams (Pine and Hemlock HH frames are my favorite as they tend to stay much straighter than the hardwoods and are plenty strong to pass engineering codes).
One piece 50' - 10"x 11" rafter plates
One of the best conditioned and least alterated barns we have seen in years.
Beautiful color and hewing
This would be just an outstanding barn frame for the core of home and would lend itself nicely for anywhere between 2000- 2500 sq. ft. just by itself, or up to 3500 sq. ft. plus with some tasteful additions or walk out basement. Built as a bank barn with some tasteful additions you could easily make this barn work for between 4000 and 5000 sq. ft. home.
Some of the special features that this barn brings:
--Very large posts and tie beams 11"x 12" hand hewn pine. Very nice color and hewing
--High (17' plus) side walls that allow for two complete floors with high ceilings on fist floor.
--Stunning 18" swing beam with loft beam. Swing beam bent has 2 posts and 2 girts plus knee braces built into the bent tying in the swing beam with the upper tie beam. Very good for structural reasons as well as a very attractive architectural detail.
--Very large 3"x 7" tapered rafters @ 30" centers which will help with engineering (usually 36" centers) and also look good in cathedral areas.
--Double 6"x 8" squared hand hewn girts on long walls.
--Both end bents have middle posts with girts that provide better structure for lofts and already set up for a ridge beam system if one is installed (which I would recommend).
--Almost everything is as it was originally, very few alterations.
--Absolutely pristine condition for a structure this early.
--Dismantled and in our yard, ready to prep and deliver for your project
