RIDGE PLATEAU (See aerial map for location on property)
This 5- acre wooded home site, with large maple trees, sits on a flat plateau - with rock ledges to it's back- about 3/4 the way up a mountain ridge. It has a panoramic 270 degree view of the valley below, and a maze of other ridges and rock cliffs that seem to dominate the landscape in this section of St. Lawrence County. The plateau extends out to a narrowing point where you will find a very large and old maple tree. It is a stunning view from here. On one side of the plateau it drops off sharply, but on the other side, there is a gradual, easily walkable slope that eventually goes down to an open pasture that joins the other pastures of our farm. One could have a couple horses or have some room for a substantial garden. I would say that about half of this parcel is open pasture or grassland, and the other half are forest, ridges and rock cliffs. If you flatten the 5 acres out, you might have 7 acres. I have often wondered how this works? This whole area of the Oswegatchie River basin is very textured and knurly and extremely interesting.
The best home site on this parcel, from our point of view, is up on this plateau, back perhaps 75 feet or so from the point. The further you go back the wider the flat area gets and the more room you have for the house, garage etc. This particular home site would easily handle a medium to large home, perhaps 1500 to 4000 sq. ft or more if necessary. There will be a fairly steep driveway that comes off of Peabody Rd. that goes up to the plateau area but it is entirely doable and we have gotten estimates for this driveway and septic system as well. Once you reach the plateau and the house site, you are separated from Peabody Rd and have complete privacy. You may need 4 wheel drive during the snow season, but you generally need 4 wheel drive for the winters up here anyway. If it is a spring-summer-fall vacation home, there will be no problems and you will find the weather up here to be wonderful in these seasons, particularly in summer. If you are from Florida and looking to for a summer get-a-way from the heat, this place is perfect. The Ridge Plateau parcel will have deeded access to a fabulous river access point further up the property in a very large stand of white pine trees and several large oaks, that is back off the main road about 700 feet or so. This area is very private, very beautiful and elevated above the river for a wonderful view. We will put in a access road so you can drive reasonable close to this area but it is also a wonderful hike right from your home. The mowed path that leads to this area will go through our pastures that are full of wild flowers in spring through fall. Once at the Pines, there is a path that lead down to a flat area right at the rivers edge where you can keep your fishing boat, canoes or kayaks, and also have a picnic or take a swim. This is one of our favorite areas of these lands, and particularly beautiful in winter when there is snow. You will probably run into us from time to time back there. This is where we were married.  This section of the Oswegatchie River is amazing. It starts in the Adirondack Mountains at Cranberry Lake and flows down mostly through the mountains and forests so it is very clean, even during hard rain storms. There is very little industry and only a few small towns that it goes through. It gets high, but never really muddy, and gets particularly clear during the summer season when it tends to be lower. The water has a brown cast to it that is due to the many pine stands that it runs through in the Adirondack Mountains. It is the tannins from the pine needles and the water looks somewhat like tea.
The bottom of the Oswegatchie is generally very sandy and full of fool's gold so it sparkles in the sun. This parcel has not been timbered for decades so there are many very large trees, especially maples throughout the forest. We are currently thinning out some of the smaller trees in front of the house site to provide a less obstructed view. Other than what we have cleared for the driveway and house site, this forest is untouched and natural. If you put your kayak or canoe in and paddle downstream, you will not see a house for approximately 2 miles or so and then only one at the bridge. You continue then for another 3 miles +/- before running into a few cottages. If you go upstream, you go under a bridge after about one mile and continue for 3 or 4 miles without seeing a house. It is completely secluded and natural. This entire section of the river flows through mostly a fairly deep valley/gorge with many high rock cliffs, large pine tree stands, river turns, and although there is moderate current some places, the water is very calm (no real white water). Of course it is teaming with wildlife including beavers, otters, blue herons, lots of ducks and birds, deer, turkey, fox, coyote, an occasional bear or bobcat, and a splendid array of wild flowers and giant ferns that adorn the river banks from early spring to late autumn. If you like privacy, nature and beauty, you will love this area of the Oswegatchie River. My wife and I often say how lucky we are to have our own private "State Park" right here on our farm. There are several easy places to take out or put in your kayak or canoe and do a float trip beginning or ending at your land. The river is also full of fish, particularly small mouth bass. It gets very little fishing pressure because St. Lawrence County has so few people and there are so many other places to fish including Black Lake, a renown fishing spot.
As with the other parcels, if you are interested, you really need to just come and take a look. You won't be disappointed.
